Most of Mission Viejo was built between 1972 and 1995 — Deane Homes tracts, William Lyon developments, and master-planned clusters along Marguerite Parkway and Olympiad Road. The housing stock is almost entirely single-family detached homes: ranch-style one-stories and two-story colonials on 5,000-8,000 sq ft lots, with original wood fencing now hitting the 30-year mark. A lot of that wood is gone or going fast. Original fencing from those builds is rotting out or already replaced once. In the 92691 zip, hillside lots near Trabuco Canyon Road add slope complexity — post footings need to go 30"+ in loose fill soil, and grade transitions require stair-stepped or racked panels that a lot of basic installers skip entirely. The 92692 side — everything east of Marguerite Parkway toward the Saddleback foothills — tends to have larger lots and more mature landscaping that complicates fence lines. Homes in Canyon Crest and Cordova Village run 6,500–9,000 sq ft lots. Pool barriers are common out here. So are side-yard privacy panels between properties where the original 6-foot wood is now cupping or splitting along the bottom rails. Casta del Sol, the 55-plus community off Cabot Road, has its own architectural review board with stricter color matching — Almond and White only, specific post cap profiles. Submittals that miss those details come back rejected. Painted Trails HOA runs similar requirements along the Crown Valley Corridor.
